The legwork nobody’s software does

Drafting software ends at the document. Funding ends at a county recorder, a transfer agent, and a branch visit for a medallion guarantee. That last mile is manual everywhere, and it is the part the desk does one asset at a time.

    The forms

    The institution’s own retitling or designation form prepared for the owner’s signature, sent, and chased until the confirmation comes back. A sent form proves nothing; the desk works each one to the institution’s written answer.

    The county

    Deed packets submitted for recording, by mail or e-recording where the county offers it, and the recorded instrument tracked back with its stamp and number. A rejection is recorded and routed to counsel, visibly.

    The agents

    Transfer agents and brokers coordinated until the registration is reissued in the trust’s name. Medallion signature guarantee requirements are recorded before they become surprises, because they are reliably the slowest step.

What the desk never does

The desk moves paperwork, and only paperwork. It is never trustee, custodian, or nominee, and it never holds an asset, a key, or a dollar. Counsel decides what belongs in each trust and drafts every instrument; the desk executes and keeps evidence. Your client relationship stays yours: the desk works the institution side of each transfer, and everything it produces is delivered to your side, not around it. Pricing is a flat amount per transfer, set by what kind of transfer it is: never a percentage of what the asset is worth, and never an hourly meter. Common questions

Do we have to move off our drafting software?
No. The desk starts from the funding letter or schedule your software already produces. Drafting stays where it is; the desk works the part after the signing ceremony, which no drafting suite does.
Who owns the client relationship?
You do. The desk works the institution side of each transfer and delivers everything to your side, not around it. What Termn learns operating your transfers belongs to you and is never sales material.
What does “done” mean on a transfer?
The institution’s own record: a recording stamp and instrument number, a reissued registration, written confirmation of a designation. A mailed form or a typed note never closes a row.
Does the desk ever hold assets or act as trustee?

How is it priced?
